Approach

An investment project does not begin with a property

Hellenic Advisory advises international investors considering real estate, hotel projects and operating businesses in Greece.

We first define your objectives, budget, timeline and acceptable level of risk. We then set the search criteria, shortlist suitable opportunities and coordinate legal, financial and technical due diligence.

That way you assess the whole project, not just the appeal of an offer.

Greek architectural detail: a stone capital and the shadows of olive branches

Independent appraisal of investment projects in Greece

We are not tied to the portfolio of a single agency. The search begins with your objective, not with a property that is already for sale. Every opportunity is assessed on total project cost, the capital expenditure it will require, legal and technical risk, the future operating model and your long-term plans.

Questions that require specialist qualification are handled by specialists. The project team includes vetted Greek lawyers, tax advisors, accountants, engineers and technical experts. They run legal due diligence, review the tax structure and survey the condition of the asset, while we coordinate their work and consolidate the findings into one decision-ready picture.

Coordination

One partner at every stage

From search to opening — one managing partner on the ground in Greece.

Hellenic Advisory takes on the commercial, legal and operational coordination of the project. For specialist matters — tax structuring, complex technical surveys — we bring in vetted independent professionals.

Investment sectors in Greece

Choose the sector that matches your objective

We look beyond the purchase price. Every project is judged on the further capital it requires, the state of its documents and permits, seasonality, the operating model and the realistic prospect of an exit.

01

Residential and commercial real estate

Assets held for rental income, capital preservation, further development or personal use. Eligibility for a residence permit is assessed separately with a specialist lawyer.

02

Hotels and hospitality projects

Operating hotels, aparthotels and assets that need renovation, a repositioned concept or a new management model.

03

Restaurants and food-and-beverage

Trading restaurants and new concepts. The appraisal covers the premises, licences, contracts, the team, the financial record and how far the business depends on its current owner.

04

Tourism and leisure projects

Tourism complexes and leisure or hospitality developments, where location, seasonality, permits and the future operating model carry particular weight.

05

Operating businesses

Companies with working infrastructure, contracts and a trading history. Their financial, legal and factual condition is verified before any decision is taken.

Process

From investment brief to project launch

Hellenic Advisory coordinates every major stage of an investment project in Greece. Each specialist owns their part of the work, while for you the process stays sequential and under control.

01
Stage 1

Define the brief

We agree the purpose of the project, the budget, the timeline, the funding structure, the acceptable level of risk and how involved you wish to be.

02
Stage 2

Shortlist suitable opportunities

We review the market and carry out an initial appraisal of properties or companies, examining price, location, required investment, the operating model and fit with the agreed criteria.

03
Stage 3

Run full due diligence

We engage lawyers, tax advisors, accountants, engineers and other specialists. They carry out the legal, financial and technical review, while we coordinate their work and consolidate the findings into one picture.

Where needed, we help prepare documentation for banking procedures, including source-of-funds evidence and compliance checks.

04
Stage 4

Complete the transaction and deliver the project

We coordinate negotiations, documents, banking procedures and completion. After acquisition, where it forms part of the mandate, we organise permits, contractors, renovation and the preparation of the asset or business for opening.

Founder

“Completion is not the end of a project. Very often the work that decides its future only starts there.”

Elizabeth Saridis

Founder, Hellenic Advisory

Elizabeth Saridis is an investment consultant with more than twenty years of professional and entrepreneurial experience in Greece. A background in banking and economics is combined with hands-on work in tourism, retail and restaurants, the restoration of unusual buildings, the creation of new companies and the repositioning of existing concepts.

Her practice includes projects whose delivery was put at risk by local approvals and administrative restrictions. Working with the responsible authorities and the right specialists made it possible to find a lawful route and keep those projects moving.

For international clients, Elizabeth assembles a team of Greek lawyers, accountants, tax advisors, engineers, architects and operational specialists, and personally coordinates the whole process — from search and due diligence through completion, renovation and opening.
